Under the Party Wall etc. Act 1996, if a neighbour dissents to your notice, both parties usually appoint their own surveyor. However, there is another option – both neighbours can agree to use a single impartial surveyor, known as the Agreed Surveyor.
At Christopher Anthony Surveyors, we regularly act as the Agreed Surveyor, helping homeowners save time, reduce costs, and ensure a smooth process.
An Agreed Surveyor is a single surveyor appointed by both the Building Owner and the Adjoining Owner to resolve a party wall matter.
The Agreed Surveyor’s role is impartial – they do not act in favour of either party, but instead apply the Party Wall Act fairly to produce a legally binding Party Wall Award.
If either party prefers to appoint their own surveyor, the two-surveyor process must be followed instead.

We believe in transparent and fair pricing.
There are no hidden costs – just clear, upfront fees.
If you and your neighbour agree to appoint a single surveyor, we would be happy to act as your Agreed Surveyor.

An Agreed Surveyor is a single impartial surveyor appointed by both neighbours to prepare the Party Wall Award under the Party Wall etc. Act 1996.
Both the Building Owner and Adjoining Owner must agree to the same surveyor. This option is most suitable for straightforward works such as extensions and loft conversions.
It reduces costs, speeds up the process, and avoids unnecessary disputes since only one professional is appointed to act impartially.
At Christopher Anthony Surveyors, our fixed fee is £699 + VAT for an Award, including a Schedule of Condition survey.
Not always. For more complex projects such as basements or underpinning, it may be better for each party to appoint their own surveyor.
