Recent East London Projects

Rear Extension with Two Adjoining Owners — Walthamstow

We acted as Building Owner Surveyor for a rear extension to a mid-terrace Victorian property in Walthamstow. The project involved two neighbouring properties — one either side. One adjoining owner consented and requested a schedule of condition; the other dissented and we were appointed as Agreed Surveyor. Both awards were finalised within four weeks, allowing the contractor to start on programme.

Loft Conversion — Hackney

We were instructed on a loft conversion to a Victorian terrace in Stoke Newington, Hackney. The works involved raising the party wall and inserting steels into the existing party structure. Notices were served on both adjoining owners within two working days of instruction. One owner consented; the other required a full party wall award. The schedule of condition identified pre-existing movement in the party wall, which was documented carefully to protect our client from any future claim.

Basement Excavation — Tower Hamlets

We acted for a developer carrying out a basement conversion beneath a terraced property in Bethnal Green, Tower Hamlets. The excavation works fell within 3 metres of the neighbouring foundations, triggering the Act under Section 6. We carried out schedules of condition to two neighbouring properties and agreed detailed party wall awards setting out the method of excavation, monitoring requirements, and protective measures. Both awards were in place within five weeks.

FAQs – Party Wall Surveyor East London

Do I need a Party Wall Agreement for my East London project?

Yes. If your work affects a shared wall or boundary, the Party Wall etc. Act 1996 applies. We can confirm if notice is required after reviewing your plans.

What if my neighbour doesn’t reply to a notice?

If there’s no reply within 14 days, a dispute is deemed. Under section 10(4)(b) of the Act, we can appoint a surveyor for them so the process continues legally.

How long does the Party Wall process take?

If neighbours consent, notices can be completed within days. If a dispute arises, surveyors are appointed and an Award is agreed, which can take two to eight weeks depending on complexity.

How much does a Party Wall Award cost?

Our Building Owner Surveyor fee is £699 + VAT per award, with Schedule of Condition surveys from £350 + VAT.
