In most cases, yes — if your loft conversion involves cutting into the party wall to insert steel beams, raising the party wall, or working within 3 to 6 metres of a neighbouring property's foundations, the Party Wall etc. Act 1996 will apply. We can confirm this quickly after reviewing your drawings.
Once served, adjoining owners have 14 days to respond. If they consent, works can proceed once the notice period expires. If they dissent or don't respond, surveyors are appointed and an award is agreed — typically within 3 to 5 weeks for standard residential projects in North London.
In most cases, the building owner (the person carrying out the works) is responsible for paying the party wall surveyor fees for both parties. This is a legal requirement under the Act, not a commercial arrangement.
