We acted as Building Owner Surveyor for a full-width basement extension beneath a terraced property in Chelsea. The excavation fell within 3 metres of the foundations of both neighbouring properties. We served notices under Section 6 of the Act, carried out detailed schedules of condition to both properties — including photographic records of all existing finishes and structural elements — and agreed party wall awards setting out the method of excavation, propping requirements, and a monitoring regime during the works. Both awards were in place within five weeks.
Rear Extension — Ealing
We were instructed as Agreed Surveyor for a single-storey rear extension to an Edwardian semi-detached property in Ealing. Both the building owner and the adjoining owner agreed to a single surveyor appointment, keeping the process straightforward and cost-effective. The award was agreed within three weeks of instruction and the schedule of condition clearly recorded the condition of the shared party wall prior to works commencing.
Loft Conversion — Hammersmith and Fulham
We acted for a homeowner in Fulham carrying out a loft conversion to a Victorian mid-terrace. The works required notices to be served on both immediate neighbours, as steels were to be inserted into both party walls. One adjoining owner consented with a schedule of condition; the other dissented and appointed their own surveyor. We agreed the party wall award with the appointed surveyor within four weeks.
