At Christopher Anthony Surveyors, we believe the Party Wall process should be clear, transparent, and efficient from start to finish. Whether you’re planning a rear extension, loft conversion, or basement project, our structured approach ensures you remain compliant with the Party Wall etc. Act 1996 while avoiding unnecessary delays.
Our step-by-step Party Wall process keeps projects moving and neighbours informed. We review your drawings, confirm notifiable works, serve valid notices, record the pre-works condition and agree the Party Wall Award so your build can start on time.
Our process begins with a free initial discussion to review your project drawings and confirm whether the Party Wall Act applies. If the works are notifiable, we’ll explain the relevant sections of the Act and outline the likely costs and timescales.
Many clients contact us as soon as their planning drawings are ready, allowing us to serve notices early and prevent project delays later on.
Once confirmed, we prepare and serve all necessary Party Wall Notices on the Adjoining Owners. These documents inform neighbours of your proposed works and trigger the statutory 14-day response period.
We handle all aspects of the notice process including title searches, neighbour identification, and proof of service — ensuring full legal compliance under the Act.
Neighbours may respond in one of three ways:
This process protects both parties and keeps your project on track.
Before any work begins, we carry out a detailed photographic and written Schedule of Condition of the neighbouring property. This report records the pre-works condition, providing clear evidence should any issues arise during or after construction.
We typically issue the Schedule of Condition within 48 hours of inspection, ensuring a swift turnaround.
Once all surveyor(s) are appointed, we agree and serve the Party Wall Award. This legally binding document sets out:
With an Award in place, your project can proceed safely and in full compliance with the law.
In some cases, we return once the works are complete to re-inspect and confirm that no damage has occurred. If any issues are identified, we facilitate resolution quickly and fairly between both owners.
After inspection, the Party Wall process is formally concluded. You’ll have full documentation for your records, including the Party Wall Award and Schedule of Condition. We also store photos on file for up to 7 years.
Our aim is to make the Party Wall process straightforward, transparent, and cost-effective.
Contact our team today for a free consultation and let us guide you through the Party Wall process with confidence.
Ideally, as soon as you have your planning drawings. The process can take 6–8 weeks depending on responses.
In most cases, the Building Owner undertaking the works is responsible for all reasonable surveyor costs.
Not necessarily. If all neighbours consent to the notices, no Award is required — but a Schedule of Condition is still strongly recommended
